What questions to ask when viewing a property?

Have you decided to buy a home, but are you unclear about what you should check before buying the property? Being a long-term purchase, it is very important to know as many details as possible about your new home.

Here are some questions that we recommend you ask, which can be divided into 3 groups:

Questions about real estate.

The purpose of these questions is to find out all the important features of the property and decide whether it is suitable for you as a future owner.

1. What is the area of the real estate?

2. In what year and from what materials was the house built?

3. What is the type of wiring: copper or aluminum? How long ago was it changed?

4. Has the plumbing and electrical been changed? Visually inspect for any problems.

5. What type of tile is on the floor? What is the resistance class of the laminate?

6. Which of the goods will remain after the sale?

7. If there are pieces of furniture left, who is the manufacturer? Is the warranty still valid?

8. Who will be your neighbors? meet them!

9. Have there ever been water leaks? If so, check the current status of the installations.

10. Are parking spaces available during the evening? Is there a paid parking nearby?

11. What is the distance to the nearest public transport station, supermarket, pharmacy? Keep in mind that 1 km is about a 15-minute walk.

The second group of questions concerns legal aspects.

It is important to understand whether there is a risk of property rights being challenged and, if so, how to avoid it.

1. On the basis of which act was the right of ownership obtained? Acquisition, inheritance, privatization or donation?

2. Are there any restrictions applied to the real estate? Is the property mortgaged, seized or other prohibitions?

3. If the property is inherited, have all the persons entitled to ownership been included in the deed of inheritance?

4. If the real estate is privatized, then who was registered in the apartment at the time of privatization?

5. How many owners are there and if there are minors among them?

6. Has the real estate been repartitioned? If so, has the new change been legalized?

7. Are there tenants in the apartment? If so, what is the deadline for handing over the property?

The last group of questions concerns the needs and motivation of the seller, without which the first 2 groups are meaningless.

1. Why did the owner decide to sell this property and for how long?

2. Does all co-owners have consent for the sale?

3. What is the deadline for handing over the property after signing the property transfer deed?

4. Have the price, currency and form of payment been determined? What are the possible payment methods: cash, mortgage, installments?

5. How soon can the transaction date be set?

6. Price negotiation.
